More than 70,000 sq ft of energy efficient warehouse and trade counter space is set to be created in a prime roadside location in Birmingham.

Legal & General’s IPIF Fund and Prime Box have secured planning permission to deliver Prime Park on a 3.4-acre brownfield site off Hamstead Hill in Hamstead, just four miles north of Birmingham City Centre.

Located next to a new Lidl superstore, there will be 10 Net Zero Carbon, BREEAM ‘Excellent’ and EPC A+ rated units suitable for industrial / warehouse and trade occupiers.

Several of the units have already been pre-let to occupiers including self storage operator SureStore, which has taken the largest 17,222 sq ft building.

Richard Lord of Prime Box said: “It has been a pleasure working with Birmingham City Council to bring forward this new scheme on a redundant former factory site. We look forward to starting construction with a view to completing it in Q1 2024, in-turn bringing inward investment and new jobs for local people. There are also local amenities and public transport within walking distance, benefiting employees and customers.”

Jonathan Holland, senior fund manager for LGIM Real Assets, added: “Sustainability has played a major factor in our plans for Prime Park which we know is important to occupiers.

The scheme will be very energy efficient incorporating ground source heat pumps, photo voltaic panels (PVs), LED lighting and electric and vehicle charging for cars and vans.”

Kenny Allan, of Birmingham property agency KWB, is joint letting agent for the development with Mark Fitzpatrick of Johnson Fellows.

Allan said: “Prime Park will have a truly unique location in the busy suburb of Hamstead with excellent roadside prominence, transport connectivity and high volumes of passing traffic.

This is the first speculative development in the area for years and will help answer the huge demand for warehouse space, as demonstrated by the lettings we’ve secured before construction has even started. I urge interested occupiers to get in touch as soon as possible.”
