Latest Base Stacks up for Self Service Storage Firm

Self storage firm UK Storage Company Ltd is to open its biggest nationwide base in purpose-built premises in Sheffield.

The firm, which has been offering self storage for businesses and residential customers since 2005, currently has 27 stores across the country and will open its first South Yorkshire operation totalling approximately 15,000 sq ft in early 2022.

The 24-hour facility at Tinsley Industrial Estate, in the Lower Don Valley area of the city, has been built to an agreed specification with a glass fronted and canopied entrance and will feature 650 individual storage units.

London-based Paloma Capital, which owns the 463,000 sq ft estate, has worked with asset managers Howlings Hodgson, Knight Frank in Sheffield and Wakefield architects The Harris Partnership to deliver the unit for UK Storage Company Ltd.

John Lamb, from UK Storage Company Ltd, said: “We saw the site, which was in the perfect position for us with access to the M1 motorway and Sheffield city centre.

“The former unit on the site was dilapidated and Paloma were looking at redevelopment of the site.

The demand is there for storage with developers building smaller homes, our clients do not want to get rid of items but keep them for future use.”

“Following our interest, they agreed to tailor the new unit on site to suit our requirements, including higher eaves to allow us to install multiple floors, an impressive entrance with canopy and secure yard.

“This will be our 27th site in the UK and the biggest to date. Two years ago we had just 12 sites and we are steadily rolling out more sites as part of our expansion plans.

“The demand is there for storage with developers building smaller homes, our clients do not want to get rid of items but keep them for future use.”

UK Storage Company Ltd currently has bases from Plymouth to Leeds and was set up in Bridgwater, Somerset by husband and wife team Keith and Cathy Taylor in 2005.

Lamb added: “Everything has been amazingly easy on our side, from us identifying the opportunity via Rebecca Schofield from Knight Frank to working with Tony Howlings of Howlings Hodgson and architects The Harris Partnership which has overseen the build by HP Construction. We are looking forward to opening the facility.”

Rebecca Schofield, head of industrial in Yorkshire at Knight Frank, who acted for Paloma Capital, said: “It is great to see this part of the estate redeveloped and welcome UK Storage Company to the estate.

“Paloma has invested heavily in the estate upgrading and redeveloping it. The estate is ideally located and proves a popular location for occupiers to consider.”

Tenants already include Ideal Modular Homes, Go Karting for Fun, Eadie Industries Limited, Mocap, Denton Motors, Lanes Group, Belgrave Motors, Yesss Electrical, A-Plant and Galaxy Insulation.

One unit remains at Tinsley Industrial Estate. It has also been refurbished and is now under offer.

Paloma Capital has now acquired more than 40 industrial assets, eight retail parks and three office buildings since its launch in December 2015.
